One of Derby’s longest established serviced offices has a new managing partner, Exeid Asset Management. 32 Friar Gate was originally established as serviced offices for new businesses in 1991 by Derby and Derbyshire Business Venture. After their takeover by Derbyshire Chamber of Commerce in 2001 the building was sold to DDBV’s first tenants, Howard and Jane Thomas. [caption id="attachment_741" align="alignleft" width="150"] Howard Thomas[/caption] While the building has catered successfully for the same client group for 10 years, 2011 has been a difficult year for this type of landlord and the owners have now put the running of 32 Friar Gate into Nottingham based Exeid’s asset management scheme. The scheme is designed to provide an ongoing income for commercial property landlords. In addition, through effective asset management and the exploitation of…

NHS move into St Nicholas Court under Barbara Henson’s Supervision.

Case Studies, Client Profile, Commercial Property, Exeid News, Nottingham, Office space, Parking, serviced office space
[caption id="attachment_412" align="alignleft" width="300" caption="St Nicholas Court"][/caption] Following the recent Government spending review the NHS have been ordered to reorganise and streamline their services  and find space for the NHS 'Rethink Project', Nottinghamshire Healthcare have been looking for a new site that met these  new requirements. The space needed to be  DDA compliant, modern and comfortable office space, whilst remaining within the financial budgetary restraints set by the review. A tall order  you might think, not with Exeid’s experience. In difficult economic  times many organisations  tend to migrate to the suburbs in a bid save on property prices, however, with travel economics as they are today there really isn’t much to be gained in this aproach.  In addition, organisations need to take into account the fact that the city centre  is the…

Interview with Richard Priestly MD of Exeid.com following the recent acquisition of St Nicholas Court a Commercial Office Property on Castle Gate Nottingham.

Commercial Property, Exeid News, Nottingham, Office space, Property Purchase, serviced office space
Six months on and we revisit Exeid.com and their latest office acquisition St Nicholas Court 25 to 27 Castle Gate, Nottingham. We talked with Managing Director Richard Priestley: So Richard, you acquired this building in the thick of what has been described as the most difficult trading conditions for 70 years in the commercial property sector. Was that a foolhardy or smart move and why? To be fair it was almost a bit of both. The property was first identified as a target by our CEO a few of years back. Basically, it was approximately 60% vacant but at that time the  requirement to pay “empty rates liability” had not kicked in so the price tag, whilst much higher than what was eventually paid, was almost justified. So why wasn’t…

What is a hot desk and what is hot desking all about?

Exeid News, Nottingham, Office space, Parking, Stanford House
The term Hot Desking is quoted by work place researchers as deriving from a term first coined by the US Navy - hot racking. This was the practice where the sailors on different shifts would share bunks. In the financial boom of the late 1980s when office rental costs and land prices in major financial centres went through the roof, the phrase - Hot Desking, became common place where workers shared desk space or terminals. Also in the financial markets when new computer systems were introduced these ‘seats’ would be occupied around the clock by different groups of traders following the global markets.  [caption id="attachment_8" align="alignright" width="150" caption="meeting room at 20 Fletcher Gate"][/caption]   Cost saving is an obvious motivation but these days hot desking provides an ideal opportunity for freelancers and…
