We caught up with David Ajose CEO of Exeid.com, the Midland’s fastest growing Commercial Property Consultancy, to find out about his latest property acquisition. We met him outside Sitwell House in Derby to find out more.

  So David, tell us about Sitwell House. Sitwell House is simply an amazing building. It is 25,000 sq ft and has four floors of bright, modern serviced office spaces above an established, ground floor retail. Not only was it designed and built in the early 1960’s, it was influenced by its contemporary architectural movement, turning away from Neo-Victorian structures and focusing on features that flood buildings with natural light. We believe it will provide the best office space for rent in Derby City Centre, following the launch this month. When did you acquire Sitwell House? We’ve had our eye on Derby for some time and were looking to kick off our Derby expansion with a substantial piece of real estate. Sitwell House is in a central location and is as close as possible to The Westfield and the main retail leisure core – it is ideal. Why did you feel the need to be in Central Derby? What are the benefits of the City Centre location? We realised that, in Nottingham, the trend over the last 5 years has been for businesses to return to City Centres. We believe that the out of town business parks have had their day and the trend is definitely reversing. People lead such busy lives that they want to work as close as possible to shops, banks, gyms, bars and cafes – the institutions that make their everyday life simple and convenient. They love to be able to pop out and do their shopping at lunch time, rather than after work, and meet a client or friend for coffee on their lunch break. City Centre living is also increasingly popular and people like to be able to walk to work. In addition, the centre of town is more socially inclusive – particularly for those who rely on public transport. This means that employers also have access to a larger talent pool when recruiting, as those who rely solely on public transport can be considered as viable candidates. Sitwell house, in Derby, is only short walk from Westfield Shopping Centre and the Eagle Centre, yet  is located just off the inner ring road that provides excellent accessibility. It also has the advantage of being just that bit closer to the railway than the more traditional professional Office Quarter. What plans do you have for Sitwell House?   Although we’ve only owned the building for a couple of weeks, we are at heads of terms with three occupiers for units in the building. We’d be delighted to talk to anyone about their space requirements and can accommodate from 150 sq ft to 5000 sq ft. We can provide all inclusive deals with free parking, free local and national phone calls and all furniture. If preferred, we also offer traditional leases on FRI terms.
